All General Home Inspections (GHI) are performed in accordance with the NACHI Standards of Practice; however, we pride ourselves on our reputation for providing clients with more than just a list of potential problems. Fully informed homeowners should be knowledgeable about the long-term care and maintenance of their property as well as the cost-efficient operation of their home or offices' systems. At LDS Inspections we not only give you a checklist of what's wrong, we include over 50 pages of detailed indexed comments which serve as a written record of the many topics covered during the inspection. We also include maintenance guides, energy savings information, and many other informational packets that every home owner should have at their disposal. Most important to our clients, we remain your home advisors long after the inspection ends. Your phone calls, questions, and comments are always welcome. Our service ends only when the client stops calling.

New Construction Inspections
Why inspect a newly constructed house? Because mistakes are all too common and you are investing hundreds of thousands to ensure it is perfect. Builders can use the wrong materials, try to rush a job, or not live up to your expectations – a private home inspection is your guarantee against any problems!
Our inspections are conducted in 3 phases:
- Pre-Drywall Inspection: Foundation walls are inspected for proper installation and size. Defects in framing, insulation, ventilation, etceteras will be noted. All major systems are checked, including, structure, plumbing, cooling, heating, electrical and roofing.
- Pre-Settlement Inspection: All components are checked. We produce a pre-purchase punchlist detailing any incomplete or improper installations, items to be addressed, and a full explanation of systems and proper operation and maintenance.
- One Year Checklist Inspection: Prior to the expiration of the one-year warranty, all components are examined and a punchlist of all incomplete, insufficient or failing items is produced for your protection
Ultrasonic Oil Tank Testing and Warranty Program
Heating oil tanks typically corrode from the inside out. Your tank may look perfectly fine from the outside but it could be wearing excessively thin. The testing (similar to a medical ultrasound) will allow us to give you a sense of security and plenty of advance warning that a problem is on the horizon.
Along with testing we offer a free $1,000 Tank Replacement Warranty through the TankSure Program. This warranty is contingent upon your tank passing the initial ultrasonic testing and visual inspection. While we cannot guarantee the prevention of a leak or failure of your tank, we are providing this service with the hope that by testing and monitoring, we can offer a long term proactive replacement program for homeowners.
This service is only available for oil tanks that are not underground.
Asbestos can be found in a miriad of materials within a building. It was once used for floor tiles, draperies, insulation and much more. Our inspectors are Pennsylvania and Philadelphia licensed. If you suspect asbestos in your home, please give us a call to discuss your options with regards to testing, potential abatement or encapsulation techniques. Please note in order to stay unbiased we do not perform abatement or encapsulation, we are strictly an inspection service.
Radon is an invisible odorless gas that seeps into homes mainly through cracks in the foundation, but can also come in through construction joints, gaps around piping, and in your well water. This gas is potentially hazardous to you and your family's health and should be tested for.
We offer testing for both air and water that is done in an EPA Certified Lab and is the industry standard for Real Estate Transactions. Our testing includes the use of two liquid scintillation vials, that are EPA approved and lab certified, placed within the home for 48 hours. They are then collected and overnighted to the lab for analysis. We will call the prospective home owner or realtor with the results as well as sending a written copy of the results.
Please note that the Radon Testing Vials requires at least 48 hours inside the home being tested. Test results will take a minimum of 72 hours to receive (excluding weekends and holidays). What this means is your Radon Test will not be available for a minimum of 5 working days, so please schedule your testing accordingly. The time frame above is an estimate based on our past experiences.
Mold Inspection and Testing
Many people are allergic to mold, and in extreme cases it can be toxic. Our complete environmental testing service includes air sampling, tape and swap samples, and carpet testing. All samples are taking in an EPA approved method and sent to a certified lab for verification and testing. Lab results will take a minimum of 96 hours to receive depending on the type of testing required.
We also offer an on-site 10 minute test that will confirm the presence of mold. This fast test tells if that gray spot on the wall is mold or Junior's artwork. Please note, this test only tells if a substance is mold or not. If mold is detected then we recommend a more extensive test to determine types and quantity.
All of our home inspections now include "The Healthy Home Review". As part of our walk through, we will identify existing visible mold as well areas of potential mold growth. Upon identification, we will show you where the mold is located and discuss the different options available for testing and remediation. We will also inform you how to help prevent additional growth within your home.
